Contract for Sale of Real Property: Each property is offered under the specific terms provided in the Contract for Sale of Real Property (“Sale Contract”). Please read and review the Sale Contract thoroughly prior to bidding on any property. If you have not read and reviewed the Contract for Sale of Real Property, Do Not Bid. <br>

Auction End Times: All House Auction Company Online Only Real Estate Auctions are timed events and subject to Extended Bidding due to bidding activity. House Auction Company, Inc. reserves the right to adjust the auto extension time period. <br>

Auto Extended Bidding Feature: House Auction Company Online Only Real Estate Auctions have an Auto Extend feature. Any bid placed on any property within 10 minutes of the auction ending will automatically extend the auction for 10 minutes from the time the bid is placed. <br>
<br>
Example: If an auction scheduled to end at 2:00 p.m. receives a bid at 1:59 p.m., the close time of the entire auction automatically extends to 2:09 p.m. The auto-extend feature remains active until no further bids are received on any property within the 10 minute time frame. House Auction Company, Inc. reserves the right to decrease and/or adjust the auto extension time period. <br>

Bidder Verification: The identity of all bidders will be verified, bidding rights are provisional, and if complete verification is not possible, House Auction Company, Inc. will reject the registration and bidding activity will be terminated for an unverified bidder.<br>
<br>
House Auction Company, Inc. has the sole authority to resolve any bidding disputes as they may arise.<br>
<br>
TERMS: At the close of the auction, the successful bidder(s) will be emailed a Sale Contract to be executed and returned to House Auction Company, Inc. within 48 hours of the close of the auction. The successful bidder will deposit 15% (fifteen percent) of the Contract Purchase Price with House Auction Company, Inc. in the form of cashier’s check, wire transfer, or guaranteed personal funds within 48 hours of the close of the auction. The entirety of the remaining balance is due at closing. Instructions for wire transfer and /or cashier’s check transmittal will be sent by e-mail to the successful bidder. Purchaser shall be responsible for all wire transfer fees.<br>

A 10 % Buyer’s Premium will be added to the bid price to determine the final contract purchase price.<br>
<br>
Buyer’s Premium Example: Bid Price: $100,000 - Plus 10% Buyer’s Premium: $10,000 – for a Total Contract Purchase Price of $110,000.<br>

Contract Documents will be sent by e-mail to the successful bidder, who must execute and fax or email back to House Auction Company, and deposit the earnest money deposit within 48 hours.<br>
<br>
Successful bidders not executing and returning their contract with earnest money deposit within 48 hours of receipt will be considered in default, and will be charged an Administrative Fee of $2,500.00 on the credit card provided at auction registration. Additional default remedies are reserved by House Auction Company, Inc. and the Seller as provided in the Auction Terms & Conditions and the Contract for Sale of Real Property. All Administrative Fees are non-refundable.<br>

We will also accept alternative bidding methods for qualified buyers, IF the buyer is not internet equipped AND provided the buyer makes appropriate arrangements with House Auction Company, Inc. NO LESS than 24 hours from the end of the auction.<br>

Seller will convey to the successful Purchaser good and marketable title to said properties by General Warranty Deed, free and clear of any liens.<br>

Closings: Time being of the essence, this sale shall be closed on or before Thursday, September 27, 2012. This sale will be closed by Mr. Jack Edwards - Attorney at Law at 668 N. Spence Avenue, Goldsboro, North Carolina 27534 - telephone 919-778-1333. Mr. Edwards will charge the Purchaser a closing fee of $400.00. This fee includes preliminary title opinion, conducting a cash closing, collecting and disbursing the funds, preparing a closing statement and recording the deed. This fee does not include the recording fee charged by the Register of Deeds. If the purchaser wants a written title opinion, title insurance, processing of any bank loan package, or other services, Mr. Edwards will provide them for a reasonable additional fee. The seller will pay for the General Warranty Deed and State of North Carolina documentary stamps. The purchaser will pay all other closing costs associated with this sale. <br>

Ad Valorem taxes will be prorated between Seller and Buyer as of the date of closing.<br>
