Auto Extended Bidding Feature: House Auction Company Online Only Real Estate Auctions have an Auto Extend feature. Any bid placed on any property within 5 minutes of the auction ending will automatically extend the ENTIRE auction (BOTH properties) for 5 minutes from the time the bid is placed. <br>
Example: If an auction scheduled to end at 2:00 p.m. receives a bid at 1:59 p.m., the close time of the entire auction automatically extends to 2:04 p.m. The auto-extend feature remains active until no further bids are received on any property within the 5 minute time frame. <br>

TERMS: At the close of the auction, the successful bidder will be emailed a contract to be executed and returned to House Auction Company, Inc. The successful bidder will deposit 15% (fifteen percent) of the contract purchase price with House Auction Company, Inc. in the form of cashier’s check, wire transfer, or guaranteed personal funds within 48 hours of the close of the auction. The entirety of the remaining balance is due at closing. Instructions for wire transfer and /or cashier’s check transmittal will be sent by e-mail to the successful bidder. Purchaser shall be responsible for all wire transfer fees.<br>
A 10 % Buyer’s Premium will be added to the bid price to determine the final contract price.<br>

Buyer’s Premium Example: Bid Price: $100,000 - Plus 10% Buyer’s Premium: $10,000 – for a Total Contract Purchase Price of $110,000.<br>

Contract Documents will be sent by e-mail to the successful bidder, who must execute and fax or email back to House Auction Company within 48 hours of the end of the auction.<br>
Successful bidders not executing and returning their contract with earnest money deposit within 48 hours of the conclusion of the auction will be considered in default, and will be charged an administrative fee of $1,500.00 on the credit card that was registered by the bidder.<br>

We will also accept alternative bidding methods for qualified buyers, IF the buyer is not internet equipped AND the buyer makes appropriate arrangements with House Auction Company, Inc. NO LESS than 24 hours from the end of the auction.<br>
Bidder Verification: The identity of all bidders will be verified, bidding rights are provisional, and if complete verification is not possible, House Auction Company, Inc. will reject the registration, and bidding activity will be terminated. <br>
Properties are selling subject to Seller’s confirmation. Seller will convey to the successful Purchaser good and marketable title to said properties by General Warranty Deed.<br>

Closings: Time being of the essence, this sale shall be closed on or before Tuesday, April 10, 2012. These sales will be closed by Mr. Richard Stanley – Attorney at Law, at 601 Cedar Street, Beaufort, NC 28516 telephone 252-728-7200. Mr. Stanley will charge the Purchaser a closing fee of $450.00. This fee includes preliminary title opinion, conducting a cash closing, collecting and disbursing the funds, preparing a closing statement and recording the deed. This fee does not include the recording fee charged by the Register of Deeds. If the purchaser wants a written title opinion, title insurance, processing of any bank loan package, or other services, Mr. Stanley will provide them for a reasonable additional fee. The seller will pay for the General Warranty Deed and State of North Carolina documentary stamps. The purchaser will pay all other closing costs associated with this sale. <br>
Ad Valorem taxes will be prorated between Seller and Buyer as of the date of closing.<br>
Appliances: The refrigerator, range/oven, washer and dryer convey with property.<br>
